BOARD MEETING MINUTES

The meeting was called to order at 7:05. There was a quorum present. The March 2011 minutes were approved as written.
President’s Report
We are at an 87% collection rate for the year and hope to be at 95% by the end of the year. There are new names showing up on the delinquent list.
The pool repairs were completed on May 9. The pool passed inspection and opened the weekend after inspection (around one week later than proposed pool opening).
The sale of 314 Springfork has to be recorded and then Edgehill will own it. We still have to wait for the 90 day eviction of the current tenant.
The pool fence does not have to be updated.
Someone is keeping an eye out for trespassers and running them off the property.
Treasurer’s Report
The bills have been paid. There are 2 closings that owe money due to not paying the correct amount each month.
Clubhouse Report
The last renter of the clubhouse complained about the downstairs sink. It seems that the pump is not working properly. Beth will call Cary Plumbing since they have had experience with the pump.
The upstairs toilet is not working. Beth will call Carnell plumbing to replace the toilet for $297. She will also have them look for a leak in the supply line.
Grounds Report/Lake
The dog park is about raked out. Randy Smith (our tree guy) is getting short on staff. It will cost $148 to have TSI finish the job.
Pool Report
Beth has received many compliments on the repaired pool.
We have only 1 skimmer working fully.
New Business
A homeowner asked about the pool being able to close later (extending the hours on the gate). Since we do not have lights working in and around the pool by Wake County Law we have to close the pool at dusk. The gate will not allow anyone in after 8:00 PM.
There was discussion on having a professional clean the clubhouse which costs several hundred dollars. It was decided that since it is mostly a smell issue (being closed up) that Sally will spray an air freshener about once a month throughout the clubhouse.
It was decided to have the outside of the clubhouse power washed. Beth will check on prices and we are hoping to get the Fireman again for around $125.
The door to the pool bathrooms will be fixed so that it automatically closes. This will cost $150. Right now the door is open most of the time allowing heat and humidity into the downstairs area.
The board approved $300 to weld a plate around the pool gate lock.
There are several lights around the lake that are either not working, or are in bad locations. The board discussed changing the lights to LED which will be more per month but we will save a little money each month by cutting off the meter that was used for the fountain. The light by Planters Pointe will remain a sodium vapor due to a problem with brightness.
It will cost $1750 to rebuild the bridge over by the dog park. The board decided to table this discussion.
It will cost $4000 per skimmer line to repair. The board decided to hold off this discussion until funds become available.
Several items that need to be thought about for reserves are trees, the AC unit, and the clubhouse roof.
Unless there is some urgent matter for the board to discuss the next meeting will be in September (when the budget will be proposed to the board).
The meeting was adjourned at 8:15.
